Managed by Smile Student Living (Fairlawn Real Estate). Subleased here summer 2026. Watch out for move-out charges. Smile takes a $300 non-refundable admin fee instead of a deposit, and their leasing email says it covers move-out cleaning ("we take care of the final cleaning"). After I moved out, they billed me another $185 for "Full Apartment Cleaning" anyway. Their "proof" was a move-out inspection report that included photos of a completely different apartment. Every "heavily stained" appliance was in someone else's unit. They admitted the mix-up in writing, but kept the charge and started sending collections notices while I was still disputing it. The unit itself is older (carpet, older kitchen with coil stove), but the management is the real issue. Tips: save every email about what the admin fee covers, take photos/video of every room at move-out (inside the fridge, oven and cabinets too), and check that the inspection photos are actually of your unit.
